Free, Local Earth Day Fun!

If you're sticking around town this weekend, you can celebrate
Earth Day at the Longmont Museum and Cultural Center this Saturday from 10AM to 3PM.

Sustainable Resilient Longmont will host the 4th annual Longmont Earth Day Celebration featuring an expo of more than 20 local environmental education booths, performances, talks and films to educate and inspire taking care of our precious planet.

This family-friendly event will also have hands-on arts & crafts activities made from recycled materials! Samples Bistro, High Point Creamery and Sol Coffee will provide food and beverages outside the Museum all day.

And the best part, the event is FREE!

It's that time of year! More homes are coming on the market each week and as expected it's another year of low inventory (though it's slightly better) and lots of Buyers!

Our team's last listing received 13 offers and our last Buyer won over 12 other offers.

There are a number of strategies that help us help our Buyers get under contract fast. But, it's never without a written and verbal Pre-Approval from a reputable, preferably local, Lender. Pre-Approval should always be your first step!

Freddie Mac describes the ‘4 Cs’ that help determine the amount you will be qualified to borrow:

Capacity: Your current and future ability to make your payments
Capital or cash reserves: The money, savings, and investments you have that can be sold quickly for cash
Collateral: The home, or type of home, that you would like to purchase
Credit: Your history of paying bills and other debts on time

Getting pre-approved is one of many steps that will show home sellers that you are serious about buying, and it speeds up the process once your offer has been accepted.

Bottom Line

Many potential home buyers overestimate the down payment and credit scores needed to qualify for a mortgage today. If you are ready and willing to buy, you may be pleasantly surprised at your ability to do so.

Rocky Mountain National Park Series: Native Fish Populations

Like many waters in the United States, stocking of non-native fish species was common in the late 1800's. And continues in many regions still. However, these non-native species, stocked for sport and food, can alter aquatic landscapes drastically and potentially extirpate native species altogether. In 1936, the National Park Service gave its first formal guidance to discourage non-native stocking and encourage stocking of native fish in Rocky Mountain National Park. Stocking stopped but not before 20 million fish had been stocked in the park's waters between 1886 and 1968. At this time, nearly all of the waters were inhabited by non-natives.

Fish known to native to the area now known as Rocky Mountain National Park are cutthroat trout, suckers and sculpins. Historically, these fish were only found in the lower reaches as waterfalls and cascades served as migration barriers. Due to the cold water temperatures, it is thought that many of the park's waters were originally fishless.

With the assistance of 17 native trout reclamation projects, Rocky's native fish have continued to be restored and many non-natives have been removed. The Colorado River cutthroat trout and the Greenback cutthroat trout are two species of cutthroat native to RMNP waters.
