Where Are Home Values Headed?

Today, many real estate conversations center on housing prices and where they may be headed. That is why we like the Home Price Expectation Survey.

Every quarter, Pulsenomics surveys a nationwide panel of over one hundred economists, real estate experts and investment & market strategists about where they believe prices are headed over the next five years. They then average the projections of all 100+ experts into a single number.

The results of their latest survey:

Home values will appreciate by 4.0% over the course of 2016, 3.4% in 2017 and 3.0% in the next two years, and finally 2.8% in 2020 (as shown below). That means the average annual appreciation will be 3.2% over the next 5 years.

The prediction for cumulative appreciation slowed slightly from 25.0% to 24.7% by 2020. The experts making up the most bearish quartile of the survey are still projecting a cumulative appreciation of 9.9%.

Top 7 Denver-Area Hikes for Memorial Day Weekend

Memorial Day Weekend is commonly referred to as the 'unofficial beginning of summer'. But at it's roots, Memorial Day is an opportunity for solemn reflection, and of remembrance for everyone who has given their life serving in the American armed forces.

Because our team finds Colorado's great outdoors to be the perfect setting for a combination of inner reflection and fun, we've compiled a list of the

 

Top 7 Denver-Area Hikes for Memorial Day Weekend.

 

 

Red Rocks Trail (6 miles round trip, medium difficulty)

Red Rocks Park is just outside of Denver. If you're on the hunt for a hike that has several trail options, Red Rocks could be a fantastic choice. It's particularly exposed to the sun, so be sure you wear a hat and plenty of sunscreen! Views of the iconic red rocks of Denver, the amphitheater itself, hogbacks and foothills and are available to hikers. It's a great option for a sunrise hike, or a trail run or bike ride.

Inside tips for this hike...

  • There's no shade! This trail is best hiked in the morning before the sun is at it's highest
  • Be very aware of mountain bikers, especially if you have kiddos who enjoy wandering around the trail

 

 

Devil's Head Fire Lookout Hike (2.8 miles round trip, medium difficulty)

It's common knowledge that if you have not done this hike and climbed up the 143 additional steps at the end to reached the fire lookout itself, you aren't really allowed to have a 'Colorado Native' bumper sticker...

 

 

It's a classic Front Range hike and is only an hour from the middle of Denver. From the top you get a 360 degree panoramic view of the mountains, which you simply cannot beat. Dogs are allowed on leash on this trail, and there is a picnic and camping area nearby.

Insider tips for this hike...

  • Go early! This hike is one of the most popular on the Front Range, and by going earlier you will also get better opportunities for amazing photographs
  • There is a USFS campground near the trail head parking area
  • The 10 mile drive up Rampart Range Road is rough, so be prepared for a less-than-comfy ride
  • Be aware of lighting! It's notorious for lightning strikes and because it is the highest point around, play it safe

 

 

Waterton Canyon (12.4 miles round trip, easy to moderate difficulty)

This winding dirt road trail takes you along the South Platte river and through the canyon, where it's not at all uncommon to spot Bighorn sheep or see bald eagles soaring overhead. There are many options for different trails to hike, bike and fish along. Please, no dogs allowed on this trail due to the plentiful wildlife.

Insider tips for this hike...

  • Don't hike this trail in the middle of the day - it gets HOT! It is nearly 100% exposed to the sun
  • Bring plenty of water
  • Once dusk settles in, the canyon gets dark quickly after sunset
  • Watch for bikers, especially the ones headed down and out of the canyon

 

 

Hanging Lake (2.4 miles round trip, medium to difficult difficulty)

This is a short hike to two waterfalls and is considered to be one of the most beautiful lakes in Colorado. You can also explore Spouting Rock Falls, and even walk behind the waterfall for some pictures! It might not be totally near Denver, but it's definitely attainable for a day trip if you're willing to make the 3 hour drive to the trail head just outside of Glenwood Springs.

Insider tips for this hike...

  • Dogs are prohibited on this hike!
  • Stay off the log - you will notice a log that stretches out into the lake that is tempting to walk on (seen above). Please know that the oils on our bodies and clothing can disrupt the sensitive ecosystem of Hanging Lake, so resist the urge!
  • Take your time and expect to be winded from the altitude
  • Don't feed the wildlife
  • Start early in the morning
  • Bring your camera - there are SO many photo opportunities here

 

 

Echo Lake Trail,  Near Mt. Evans (Less than 1/4 mile, easy difficulty)

This trail is looped to even more classic Colorado hikes, like going up Mt. Evans, but Echo Lake is very popular on it's own. It is one of the best destinations for beautiful views. There are picnic areas and opportunities to fish the lake, as well as connect to other trails.

Insider tips for this hike...

  • If you go in early morning there will be virtually no wind, leaving Echo Lake undisturbed and perfect for being photographed
  • When you finish the short loop, you can always drive up to the summit and enjoy the view from the top of Mt. Evans

 

 

Mt. Evans Summit Trail (1/4 mile, easy difficulty)

This trail head can be accessed from Echo Lake an though it is relatively short, it certainly makes up for the lack of challenge with stunning views. You're very likely to Bighorn Sheep and Mountain Goats too, so plan on several stops along the way. Dogs are allowed on leash.

Insider tips to this hike...

  • Consider the altitude!
  • Make sure all hikers are in good physical condition and health

 

 

Spruce Mountain Hikes (4 mile loop round trip, medium difficulty)

This hike offers breathtaking views of Eagle Mountain, Pikes Peak and hills of Greenland and Larkspur. Trees along these trails provide a surprising amount of shade, but you should still bring plenty of sunscreen because the South side of Spruce Mountain is more exposed. Dogs are allowed on leash, and there are picnic tables, horseback riding opportunities and mountain biking.

Inside tips for this hike...

  • There are speed traps on the way up, so take it at the speed limit!
  • Arrive early because the parking lot fills fast
  • There are more dogs on this trail than most others, so if you bring your dog, make sure he won't be overly reactive to passers-by

Sarah Jo is thrilled to have finally settled somewhere that feels like home, with a fantastic "work family" by her side. She feels thankful for the opportunity to learn all she can about what it takes to grow from a baby agent into a full-grown real estate expert in the community.

But just recently became licensed and can't wait to start soaking up that real estate knowledge.

 

Where were you before planting roots down with Old Town Real Estate and The Winning Team Real Estate Group?

I have had so many jobs before this, but nothing that ever felt like a viable career path - this certainly does! I've spent my summers swashbuckling with kids in Chataqua Park, many years in senior living facilities around town and I've even managed a doggy daycare in what feels like a past life.

 
 
Tell us about your family!

My parents live a mere 6 blocks from the office, which has been great, and my only sister moves home this month after living out of state for several years. I'll finally get to be a face-to-face aunt to my monkey-nephew, Grayson!

 

 

My own little family includes my crazy dog, Quigly, and my cockatiel, Ernie... And countless house plants and flowers that all have names as well.

 

 

My boyfriend, Nate, also has an important place in my life!

 

 

What are a few of your hobbies?

I spend my summers boating, lazily floating and riding seadoos up at Horsetooth Reservoir. When the mood  strikes me I have been known to dress up in pinup for events like the 1940's Ball, and I love themed parties. Lately I've been teaching myself to play my trombone again, but when I'm feeling mellow I enjoy painting with watercolor or acrylic.

 

What most motivates you to do your best and be a success?

Seeing gradual success and surrounding myself with encouraging and more successful people than myself. I also respond well to creative engagement and having passion for whatever I am doing!

 

 

The Rocky Mountain National Park road crew was hard at work 2 weeks ago, and have been for the past month, in order to open Trail Ridge Road in time for Memorial Day.

 

 

The annual efforts to clean the mountain highway begin in April, where road crews start on the west side of Estes Park and the east side of Grand Lake, gradually working to meet in the middle at the Alpine Visitor Center. Certain snow drifts were reported at over 20 feet tall, but it should all be melted by mid-July.

Elevations reach 12,183 feet, making Trail Ridge Road the highest continuous paved highway in the United States. Eleven miles of the road are above tree line, and offer mountains views to the visitors that travel it from around the world.

Plow operators use machinery to cut through the snow packs and repeat the process daily, as fresh snow continues to fall and wind blows drifts back over previously cleared sections from the day before...

We have the storming coming in pretty regularly it seems on the weekends and filling those drifts back in, sometimes overnight,” said Chuck Stalker, the park’s roads and auto shop supervisor.

 

 

Our snow plow operators are amazing folks,” said Rocky Mountain National Park Public Affairs Officer Kyle Patterson. “They know they are going to be plowing the same section over and over again. They know what it takes to open the road. They know what it means to the public to be able to access this road.

For people who live in Grand Lake, Trail Ridge Road is essential; it is their only access to Estes Park.

Here are the conditions you can expect from opening day on Saturday, May 28th, 2016. If you're planning on making the drive, bring plenty of snacks, beverages and car-games ready - heavy traffic due to many other people making the trek could be a factor worth considering...

Motivational Monday - "Reaching Summit: Longs Peak"

Persistence and belief in oneself are essential in order to do most things in life. But just how much self confidence and determination is required when trying to climb a mountain - literally?

On August 19th, 2014, brothers Dustin and Dalton Petrillo climbed Longs Peak; notorious for being one of Colorado's highest and deadliest mountains. 60 climbers have lost their lives while climbing it, but they felt adventure calling to them from the summit.

 

Here's their story - we hope that it motivates you to climb your own mountains this week!
