Rocky Mountain National Park Series - December 3rd Full Moon Hike

Bask in the light of the full moon in Rocky Mountain National Park this Sunday 12/3.

What better a way to get into the holiday spirit!

The Rocky Mountain Rangers lead Full Moon Walks in the winter months, the first one this coming Sunday. Groups leave from Beaver Meadows at 5 pm. Reservations are required and can be made in person or you can call the Beaver Meadows Visitor Center at 970-586-1223. Maybe there will even be a little fresh snow from the system that passes through Sunday - fingers crossed!

Blake Crossland grew up in the Rocky Mountains, through which he developed a deep appreciation for exploration and adventure in the outdoors. Now, he is dedicating his life to returning the favor by becoming a trail crew leader for the Rocky Mountain Conservation Corps.

The main goal of the Conservation Corp is to get kids involved in conservation work. Younger people will determine our National Parks' futures. We need to connect young people to the public lands and parks and continue to protect these treasured places!

The Infamous Gondolier is Now Open in Longmont!

I just had the chance to get over to the NEW Gondolier in Longmont! Those of you who are long-time or past Boulderites know the Gondolier for the "All-You-Can-Eat Spaghetti Special" which turned the Gondolier into a Boulder institution for hungry college kids and families.


Judging from the packed parking lot last night, I'm thinking it'll become a Longmont staple too!

A little fun history on the Gondolier: Gary Kugel opened the restaurant in 1960 with his army buddy, Warren. All of the recipes came courtesy of Warren's Italian "Auntie Lou". In 1960, a full spaghetti dinner with a meatball or sausage, salad, an anitpasti, cup of minestrone, bread and a drink cost just $1.50!!! The prices have risen a bit, but it's still a great value for a hungry family.

I intended to photograph my Ziti Bolognaise, but all of sudden the plate was empty :/   I do highly recommend it though! Classic Bolognaise flavor, served with the yummiest garlicky bread! The House salad is perfect and simple - just go with the creamy Italian dressing. And you may as well finish with the Spumoni, like me - it's probably the best I've had and it's topped with their house-made maraschino cherries. I hear the Tiramisu is amazing too, but I'll just have to do more research.

Green Thumb Guidance - Outdoor Living for Any Season

Here in Colorado, as we already know this fall, it can be 75℉ one day and 25℉ the next.  We can get more than 300 days of sunshine during the year and it’s important to take full advantage of the weather no matter what season.  Here are a few tips to make your outdoor living space cozy and enjoyable any time of the year.

 

Warmth

The biggest factor if you will go outside and use your patio will be, is it warm enough?  Provide a fire pit (built-in or moveable) for your family and guests to huddle around.  Fire places can also be a great spot for a cozy outdoor couch to make it really feel like an outdoor living room.  You can also purchase portable outdoor heaters that can be placed in the specific locations on your patio.  Another option can be heaters that are mounted on a pergola or enclosed patio to give you warmth without the fire.

 

 

Lighting

 

Adding a little of bit of ambiance will really invite you and your guest outdoors when nights become longer.  Place a few path lights along your front entry but also along your back patio to help guide your guests.  Uplight your evergreen trees or place uplights on a wall to soften your landscape.  Cafe lights strung from your pergola or trees can add a playful look as well.  Be sure to not light up your entire backyard so you can still see the night sky but a few here and there will help light the way to your outdoor space.

 

 

 

Furniture

Outdoor furniture can be just as important as your couch inside. Your family will end up spending a lot of time lounging outside if you have something comfy to sit or lay on.  Also, it’s a great time to set up a nice dining table for family dinners or even a Thanksgiving dinner in the brisk fall air.  Places like Christy Sports, Fruehauf’s or All Backyard Fun have a wide selection of outdoor patio sets.

 

Comfort

As with any space you use, you want it to be inviting and comfortable.  Add blankets, pillows and warm drinks as you lounge outside in the sunshine.  Though the air is brisk, it’s a great time to soak in some vitamin D and relax.  Outdoor speakers could also be nice to add soft music on your patio.

 

Grill or Outdoor Kitchen

Cooking outdoors isn’t just for summer barbeques anymore.  Gas grills and outdoor kitchens make it really easy to light up the grill for any weekday dinner.  It is also nice to be able to be with your guest in your outdoor living room while you are cooking.  These built in kitchens can complement your home and really add value to your property and be something you can always use no matter the weather.

 

 

Swim Spa or Hot Tub

 

There is a reason hot tubs are so popular year round - they are warm and relaxing.  Whether you are the only one soaking or you have invited all your friends, a hot tub is a warm way of enjoying your backyard any time of the year.  If you are looking for something a bit bigger consider a swim spa for soaking or exercising. 

 

 

 

 

Enclosure

 

If you really want to make your outdoor living space feel cozy, add a pergola or covered patio.  This will add shade, protection from the rain or snow and make it feel like your very own outdoor living room.  

 

 

 

 

Bring the Fun

 

Set up some backyard ladder golf, cornhole or bocce ball for your guests to enjoy in the cool fall air.  You can also mount a T.V. under a shade structure to watch Sunday football with friends.  Host a movie night to watch your favorite films on a projector screen or wall while you lounge on the patio furniture or lay on a blanket in the grass.

 

 

 

Garden

Your garden doesn’t have to look grey and dull all season.  Make sure you plant trees, shrubs and perennials that have winter interest for color and texture.  Evergreens will add rich greens, while grasses can sway in the wind.  Add chrysanthemums for a pop of color in the fall with pansies and ornamental kale as annuals.

 

Celebrate

Take advantage of the sunshine and carve pumpkins outside in the fallen leaves.  Decorate your home with pumpkins, squash and corn stalks.  Host a holiday party that is both indoors and outdoors so your guests can use the fire pit and outdoor kitchen.

5 Reasons to Sell this Fall!

Here are five reasons listing your home for sale this fall makes sense....

 

1. Demand Is Strong

The latest Buyer Traffic Report from the National Association of Realtors (NAR) shows that buyer demand remains very strong throughout the vast majority of the country. These buyers are ready, willing, and able to purchase… and are in the market right now! More often than not, multiple buyers are competing with each other to buy a home.

Take advantage of the buyer activity currently in the market.

 

2. There Is Less Competition Now

Housing inventory is still under the 6-month supply that is needed for a normal housing market.

This means that, in the majority of the country, there are not enough homes for sale to satisfy the number of buyers in the market. This is good news for homeowners who have gained equity as their home values have increased. However, additional inventory could be coming to the market soon.

Historically, the average number of years a homeowner stayed in their home was six, but that number has jumped to an average of almost nine years since 2008. There is a pent-up desire for many homeowners to move, as they were unable to sell over the last few years because of a negative equity situation. As home values continue to appreciate, more and more homeowners will be given the freedom to move.

The choices buyers have will continue to increase. Don’t wait until this other inventory comes to market before you decide to sell.

 

3. The Process Will Be Quicker

Today’s competitive environment has forced buyers to do all they can to stand out from the crowd, including getting pre-approved for their mortgage financing. This makes the entire selling process much faster and much simpler as buyers know exactly what they can afford before home shopping. According to Ellie Mae’s latest Origination Insights Report, the time to close a loan has dropped to 43 days, after seeing a 12-month high of 48 days in January.

 

 

4. There Will Never Be a Better Time to Move Up

If your next move will be into a premium or luxury home, now is the time to move-up! The inventory of homes for sale at these higher price ranges has forced these markets into a buyer’s market. This means that if you are planning on selling a starter or trade-up home, your home will sell quickly AND you’ll be able to find a premium home to call your own!

Prices are projected to appreciate by 5.0% over the next year according to CoreLogic. If you are moving to a higher-priced home, it will wind up costing you more in raw dollars (both in down payment and mortgage payment) if you wait.

 

5. It’s Time to Move on With Your Life

Look at the reason you decided to sell in the first place and determine whether it is worth waiting. Is money more important than being with family? Is money more important than your health? Is money more important than having the freedom to go on with your life the way you think you should?

Only you know the answers to the questions above. You have the power to take control of the situation by putting your home on the market. Perhaps the time has come for you and your family to move on and start living the life you desire.

 

That is what is truly important.

 

Buyers Need Your Home!

The biggest challenge in today’s real estate market is a lack of housing inventory. How big of a challenge is the housing shortage? Here are what four industry economists are saying on the issue (emphases added):

 

Mark Fleming, First American’s Chief Economist

“The underlying fundamental issue is an overwhelming lack of supply… The supply of newly constructed homes is also sagging, adding to the supply challenges. Over the last eight years, housing demand has increased by 5.9 million, but the net new number of housing units has only increased by 3.5 million.”

 

Svenja Gudell, Zillow’s Chief Economist

“Everyone has been talking about tight inventory but I think we are OK calling it a straight up inventory crisis at this point. We just don’t have enough homes.”

 

Sean Becketti, Freddie Mac’s Chief Economist

“House prices today are higher than they were at the peak in the summer of 2006, near-record-low mortgage rates have boosted housing demand, and sales volume is robust. The spoiler is the lean inventory of houses for sale.”

 

Lawrence Yun, National Association of Realtors’ Chief Economist

“Listings in the affordable price range continue to be scooped up rapidly, but the severe housing shortages inflicting many markets are keeping a large segment of would-be buyers on the sidelines.”

 

Bottom Line

If you are considering selling your house soon, GIVE US  CALL. Now is the perfect time to get on the market; the lack of competition will likely lead to a faster sale at a higher price!
